Post: How do i off load this property in Zachary, LA?

We are putting a house on the market in Zachary, LA. It was a great house for us, and Zachary is booming because we have the schools in the state. But the house is showing its wear and my husband and I are not flippers. That means we need to get out of it before it gets worse...what are the things that need to be done prior to selling. Paint? Floors were done about 5 years ago. All laminate so shouldn’t have that much ware. What else do you guys suggest doing?

Thanks @Taylor Roeling  I am figuring this city is not where I want to be. I should be closer to Utah valley.

@Jason Hendrickson I think for right now it's SFRs in B area with decent growth. I would love to do a BRRR on a house, but I would've worried about living so far away. Primary objective? Decent cash flow and good appreciation. I'm just starting the real estate journey and need to take the time to find a mentor and a potential parter.

Thanks @Jason Hendrickson  I didn’t do much research before and thought it was in the Utah Valley.  Are there any areas that you would consider trying to find something in?

@Taylor Chiu thanks so much. I guess (since I didn’t do my research before hand) I didn’t realize how far out it was from Utah Valley. Do you know what Utah Valley is like right now?  Any good places you would invest in?

I’ve heard Magna county is a good place to start looking at investments.  Just wondering if it is or what people have to say about it.

I am looking at a turnkey property management company that has houses in the suburbs of Dallas (up north). Is it too good to be true?  I’m just wondering if I should chose a different market. Any help would be greatly appreciated

@Jack Bobeck, what are the schools like?  I think that has a lot to do with it.  12.5% go above asking?  That isn't really good for investors...I'll definitely get on the Jacksonville Forums.

@Jack Bobeck definitely let me know where the forum is.  Would love to see that.  The appreciation is so high in Jacksonville, it's crazy!  I know that it will normalize, but the cash flow should still keep coming with the amount of jobs.  Don't you think?

I’m interested in Jacksonville too, but as a newbie and living out of state, my husband and I would need help in investment opportunities. Does anyone have any recommendations or people they would trust in the investment market?
