Location! Location! Location!

Hi everyone. I currently own two properties in NY but I can longer compete with the high home values in my area. I been researching turn key properties and I wanted to know which state should I be looking into? NY has laws that highly favor the tenant and in my area the taxes are high.
I need to buckle down and select a state. I am looking for a four plex... any advice?

I'm sure there are lots of places where you can buy a 4plex that meets your goals. I love 4plexes, I own several, I build them, they are a great. I personally own my rentals in Kansas City and live and invest in LA. KC is a great place for rentals. LA is a great place for rentals also, they are just more than 10x the price.
