Renting in Washington DC

Hello all. I am a new investor and I currently own a condo in northwest DC which is an expensive area. Using the 2% rule and 50 percent cash flow rule Brandon mentioned, none of the properties work out and you actually get negative cash flows.   I know about out of state investing and I am willing to look to maryland or Virginia if possible or turnkey if it is possible.  Any one with experience in Washington DC?
