Hello, I am looking for recommendations for contractors in the Houston area. I am ideally looking for someone who invests themselves in the Houston area, is willing to show the property themselves to interested tenants, attend inspections, and does not have a lot of hidden fees such as upcharge fees for maintenance calls, paying bills, and can work with me to do utility splits and bill backs.

You can private message me if you are a contractor, with phone number and available times to discuss further. Thank you!

Hello all. I am a new investor and I currently own a condo in northwest DC which is an expensive area. Using the 2% rule and 50 percent cash flow rule Brandon mentioned, none of the properties work out and you actually get negative cash flows.   I know about out of state investing and I am willing to look to maryland or Virginia if possible or turnkey if it is possible.  Any one with experience in Washington DC?

Thank you!!
