BRRRR “refinance” NEED HELP

Good Morning BP! I hope everyone is well during this pandemic. 

I am educating myself daily and soaking up everything I learn like a sponge. Someone please educate me on the refinance portion of the BRRRR strategy. I have my first BRRRR, a quadplex deal, and I want the details of how to cash out refi sooner than 6 months. WHERE are the lenders? Commercial? Portfolio? I have called over ten banks and they all follow the Fannie Mae guidelines. I would like to purchase a duplex, quad, or sfh every 3-4 months at minimum. I have watched many podcasts and I'm really motivated. I also purchased a list of owners from listsource and plan to start marketing in two weeks. Please help if possible! If you get a commercial loan, there's usually no seasoning period. But more times than not, it will be an ARM.
