Leases in First Time Rental

Good evening this is John Akhlaghi, 

I am about to close on my first property which is a three bed two bath condo that is 1499 square feet which is also a student rental.

I am wondering how should I structure the lease for my first tenant in the case of breaks occurring in the school year such as thanksgiving break, winter break, spring break, and summer break in regards to collecting rent.
