Title Insurance for a Land Contract

I am purchasing a property with a Land Contract. Should I be purchasing title insurance or can I just do a title insurance. I will be recording a memorandum to make sure that the property will not be encumbered before the deed transfer. The title insurance is not cheap. I would like to know whether I need to spend the money.
