Hi Brendan. I think that Jeremey is talking about the Pittsburgh REIA commercial subgroup, They next meet on Tueday, May 10. They meet every month. I have not been to one of their meetings, but may go next month to check it out.

Really great job raising so much money so quickly.   I had a similar experience recently, but did not do as well as you did.   I had great partners, great deal and great network, but I was not able to raise as much as I wanted.   We still closed the deal and now, 4 months into renovations and leasing, it looks like it will be a home run.   I expect the next deal will go easier, but I am priming the pump with my investor group, by giving them updates on this first project.   Some others who passed the first time, might be more inclined to invest the next time.  Thank you for sharing your experience.

You do not need to purchase a list if you are willing to do some work on your own.   Probate records are available at your county court house or, better yet, may be available online.   You can get property address for the decedent and the names and addresses of the administrators.   Check you county court website or go down to the courthouse and talk to a clerk about how to do research on records.

Look for the decendent's last address and then cross reference that to the county real estate tax records to see if they owned the property that they were living in. If so, send a letter to the personal representative.

@Darrell Lee You can certainly find it at the courthouse and perhaps find it online. I could not find my county's online through web search, but when I paid a visit to the courthouse the clerk was able to show me where to find it online. A telephone call might have been all I needed to do to get the correct url. In my county, they are required to list that information in a legal publication and one other newpaper, but I find this information is usually stale. The courthouse records are updated daily. When you get the deceased name, cross reference the last known address with the county real estate records to see if they actually owned a property that you might want. Don't waste marketing money if there is nothing that the executor may be selling that you want. If all the information is online your job is a lot easier. Then the next step is outsourcing that research so that it can all be done virtually while you are putting together deals.

@Christopher Mozgawa . I also welcome you to the BP community. I agree that you should seek out your local real estate investors group. I believe that there is a Westmoreland County group that meets in Greensburg that you can find on Meetup. Entity selection is dependent on what you are trying to accomplish and you should seek advice from an investor oriented CPA and attorney. I use an attorney that I met through the Pittsburgh real estate investors association (ACRE) named Brad Dornish who is an active investor and focuses on real estate. He has a website at dornish.net and has numerous articles available that he has written, including one on legal entities. Check it out.

Anthony P Does the county have a site that you can search by property address? If you have the decedent's last address from your probate mailing list, you can look up by address to see if they owned the property. You would also get some information about the property itself to see if it is something that you would be interested in. Of course, you won't be able to see if they owned any other property since that would require a search by name option, but at least you will know if the primary residence is a possibility. You can be more selective about who you mail to by elimininating those people who did not own a residence that meet your criteria.
