    I think the most important is customer service/ relationships. That will get you business and leads to buyers or people who want to sell their home.

    KNOW YOUR MARKET. Become an expert at knowing what houses sell for , and also surrounding areas. If your planning to go big your going to have clients from farther away and have to know their market too. Eventually you will just have a spider sense if you do enough transactions to know ballpark what a home is worth without even setting foot in it.

    Be willing to do the little stuff to make a deal go through. Sometimes you might have to clean a bathtub, sometimes you might have to sweep a floor, sometimes even though its not your responsibility you will let a home inspector in the door because the other agent is busy that day. 

    Remember you work for your clients not yourself. Ask them what they are looking for and know their needs. Remember your duty of confidentiality and not tell the other side. Be honest in your dealings. Is it worth your reputation to make an extra 200 dollars?
