Anyone from So Cal doing any deals? What types?

Wholesaling and buying rentals. Close on one tomorrow. Just wired funds this afternoon. Probably going to put in another 2 weeks then shut it down for the rest of the year. Hope to wholesale at least one more and acquire one more.

@Karen Margrave I'm actually in the middle of a deal, in Long Beach. Not the worst part, but not the best part either. Rent to price ratio is at 0.7%. The property conditions is at average.

Projected rental income is $3500/month. Units are four 1/1's. Purchase price is $505,000. Is this a good deal? (Still scared, so I need some blessings here). Thanks!

@Karen Margrave you're asking macro questions that have micro answers.  Yes, of course we still find note arbitrage and flip deals, in both Riverside and Orange Counties.  There are still rental deals available, although I'm not a big fan of CA from a risk/yield perspective or a tenant law perspective, but for people with different appetites (or really big companies with the ability to pass risk on to low-cost capital), there is certainly still enough inventory to go around.  It's all a matter of perspective.

@Aaron Mazrillo are there still alot of deals over there? I know prices were really low there, but as the coastal areas are picking up, is it driving people back out to inland emoure?

Jake Kucheck Wow!! Haven't seen you on here for a while, good to see you back. What type of flips you doing? Where at?

Jake, maybe you can help me. Where is the best place for finding ownership records for properties? I'm looking at vacant parcels of land and since the county doesn't allow GIS mapping (except I think in Newport Beach)do you know of any good sites or sources.

I'll call title company tomorrow, but thought you might have some insight.
