Look up Peter Fortunato and John Schaub. They are both out of Florida, but both come to California often to speak to local REIAs and do legit weekend seminar events. No coaching upsell nonsense. Also, look up Bill Tan. He runs LA REIA which you can find on meetup. He has a calculator class you should take. Andy Teasely is also a local who has a calculator class that can teach you seller financing. He is out of the Palm Springs area.

Number one rule of landlording is NEVER rent to family or friends. What are you going to do the first time your girlfriend doesn't have the rent? What about the 2nd time? Or 3rd? Avoid, avoid, avoid...

Owner occupied? Investment? Residential? Commercial? Way too many unknowns to offer even remote suggestions...
Rate/term is where I'd start though.
