@Andrew Rosenberg Lakeland is halfway between Tampa and Orlando. It is almost exactly center in the State of Florida North, South, East, West. This geographic location has made it one of the central distribution hubs for many companies here in Florida. The largest grocer in the Southeast (Publix) has their headquarters and main distribution center in Lakeland. Amazon recently built a million sqft distribution center in Auberdale which is just east of Lakeland and signed a deal with the municipal airport to be able to fly shipments in and out of there. The price point for homes and duplexes is much lower than Tampa and Orlando but the market rate for rentals is similar to the larger markets. So for Cashflow investors, it has appeal knowing that there are jobs and a growing area. That the jobs are not tourism dependent and "essential" and the rent to purchase ratio is closer to the 1% rule than you will find in Tampa or Orlando. If you would like to chat about Lakeland more feel free to reach out. @Blaine Cox I am in Orlando but do some work in Lakeland.
