Where In Pennsylvania Do You Invest?

Hi Pennsylvania investors. What cities in PA do you invest in and why? I'm in Pittsburgh, PA.

Hey Gary! Hope you're doing well. Are your investors seeing an uptick in the McKeesport, Port Vue, North Versailles market? We just started to see an uptick with the development proposals going on down there.

Also, a large increase for Carrick and Mt Oliver (I remember 5 years ago I wouldn't touch Mt Oliver with a 10 foot pole lol).

Biggest problem we are currently having for our investors (and my personal investments) is that the inventory is so limited there is a feeding frenzy on whats out there.

Harrisburg: low prices make it easier to cash flow. Also, decent job market - so it's not hard to get units rented.

@Gary Swank I’m a local realtor and work with many investors buying property around the Pittsburgh area. Most investors I work with prefer C rated neighborhoods. Here you’ll typically find working class people in moderate to low income areas. A lot of investors I work with like Carrick, mckees rocks, Brentwood, Mt. Oliver. This all depends on your investment strategy as well. What type of investor are you? Are you looking to buy and hold? Flipper? Etc..

@Gary Swank great question! I’m happy to share I’ve been able to find 2% properties in York, Harrisburg, Chambersburg, and Waynesboro right off the MLS. I’m a buy and hold investor and have gone from 0-17 units in fifteen months in these markets, clean cash flowing (at least) 100$ per door. Like @Elise Bickel said earlier, the larger metropolitan and surrounding markets are being sifted through pretty heavily. I’ve found some pretty simple success in sub-markets with blue collar “essential” employment opportunities and surrounding “Main Street America” towns. I remember hearing in a BP podcast that someone once said it was safe to invest anywhere there was a “chick fil a” restaurant because of how deep their market analysis was before they opened a location. Curious to hear what you find.
