Condo Comps?? HELP Please

New territory for me. Found it by accident and fits what my daughter needs for a living situation.

Its a 1 bedroom condo for sale. Just under 700 sq.ft. It's an old apartment complex converted to condos.

Older gentlemen owns it outright. No back taxes. Asking $25,000. Was his home for a long time, then moved and rented it out. Now just wants it gone. Says it has new carpet and paint.

I'm going Saturday to look at it. How to I do comps on something like this?

I have some numbers I can offer based on his description that will put $100 in his pocket a month and $162 in mine.

But again, how do I do comps??
