Hello wholesalers! 

Wholesaling isn't might cup of tea or specialty(at least not yet). 

Im a realtor in Columbus and have been watching this property that I think is bad a$$. It has been on the market for 250+ days and the listing on the MLS is basically begging for an offer. It was listed at 850k and is now at 600k.

I think the sellers are mad motivated and would take a lower offer. The address is 7615 Olentangy River Road Columbus, OH 43235 and you can find it on Zillow.

@Joe Miller this is the general performance of our market

"homes under $350,000 sold in an average of 13 days. Homes sold between $350,000 and $500,000 took about 19 days to sell. Homes sold between $500,000 and $700,000 sold in an average of 22 days and homes over $700,000 took an average of 45 days to sell.”

We're experiencing the lowest inventory on record in Columbus, with extreme competition for anything that looks like a house. The market dictates price as a function of desirability...and the verdict is out on this property that it is not worth what it's listed for...when the right price is set, it will sell...assuming it's worth more than listed currently is flawed thinking.
