Advice for Huntsville, AL

I'm an out of state investor looking into Huntsville! I'm reaching out to see who's in the area and what your experiences are so far. I own a few residential multifamily houses and a single fam in Arizona so Alabama would be pretty different for me. 

What are some positive and negative aspects of the single and multifamily space? And what about short term rentals? Seems like the inventory is pretty low but rents are pretty good for house prices in comparison to where I've been investing at. I would appreciate any advice!

@Kyle Swengel - positives would be appreciation and rental demand.  Negatives would be severe lack of inventory and very tight numbers on deals, if the numbers even work.  If you can not do all cash with no contingencies, it will be hard to pick up any good deals right now.

STRs seem to do well here, but must be permitted with the city - the regulations on this seem to be changing as well, so I would definitely do your research first before buying an STR.
