Multi-family 800 square feet too small?

I am interested in a duplex in tampa that was the inlaw with the single family torn down.  The duplex is 800 sq feet (400 sq feet each).  It is in an tampa heights which is "up and coming."  Currently provides good cash flow.  Question is how small is too small that would effect the future rental growth and property value?

If the numbers work buy it. Great location, good price, and can still get good rents I would go for it. Possibly even a good short term rental candidate as the "cheaper" studio sized option.
