How would you invest my money?

Hey all,

Long time lurker here, ready to invest in some rental properties. Im interested in hearing how you would invest in my situation.

Me: 300k to invest, 18k a month w2 income, 780 credit score, and No Personal Debt. Los Angeles County Resident.
Currently: Licensed Contractor, restauranteur, & bar owner.
Background: Property Management, Rental Maintenance of Mutli-Family Units.

I am sure I won't be the first to say, but you have a good problem to have! I will second what @Tommy Adeoye has stated regarding residential assisted living facilities. You could even consider private lending?

I have been a rental property guy for a long time. Any kind of rental for me would be a mobile home park. Now I more focused on residential zoned raw land to develop and sell to developers.. I also broker land developments as well. Best high income skill in the business

I like student rentals and short-term rentals. The cash flow and ROI are often higher.

Agree with many other perspectives shared thus far. You are in a great position. Bottom line is determining your goals.

Imagine cash flow is key. So # of doors (multi-family), in a growth market. With your background instead of buying turn-key, find something that maybe has some deferred maintenance and potentially some surface renovations (paint, tile, countertops, etc). You can then force some value with regard to rental income & forced appreciation. Have you thought about partnering with someone to secure a larger (more doors) property? Keep us posted and good luck!

I would BRRRR homes and or invest in small multi. You find a partner that does all the leg work and you just act like the bank, loan money for the projects. You could easily start with 2 homes on that budget to keep it moving steadily! Buy starting the process with one property get it close to finishing start number 2. Get paid for property 1 while number 2 is finishing up and so forth!

Long time lurker -

Start with the end in mind. You are in a better best than most. This can only be a bad thing because it tends to hinder the creative investing juice from flowing.

Whatever your 5 ,10 , 15 years real estate investment goals are, let your current position pivot you there.

There is a lot that can be done but here is a few that comes to mind:

- Partner in a few BRRR where you bring the money and find someone with lots of knowledge and hustle. You keep your day job(if you want to), they do the leg work.

- Find a few apartment buildings in a non-expensive market but great population.

- Short term rentals in strategic location.

- Pay someone to source you a commercial real estate to NNN lease out - passive

- Assisted living.

- Multi-families

Your opportunities are bountiful.
