How do I analyze a self storage property?

I have an off market lead for a self storage facility in a small town in Alaska. I am more familiar with analyzing single family and multi family properties, but I know the basics(cap rate, sf, etc). I know there are certain factors such as occupancy(and economic occupancy) and # of units, but Im looking for a spreadsheet that I can fill out with the appropriate information and then possibly sell this off market. Does anyone have a spreadsheet or tool or even just an email template with pertinent info that can help me share this deal with people who might be interested?
