Investing in Office Buildings

I would love to hear the community's thoughts on Office Building investments in the current state of the market. 

With vacancy rates high and the uncertainty in that market, many lenders and investors are hesitant to invest in that sector. This is justified, but do you think this will create an opportunity for those willing to take on that risk?

Do you think prices and cap rates will reflect the market uncertainty and there will be great deals to be had?

Would you feel more confident in a space with a single absolute NNN tenant vs office space with multiple tenants whose lease expirations overlap?

General thoughts?

It has already created an opportunity and will continue to create a potential opportunity

There are some office buildings that will absolutely rebound and others that will not.

The office market will still be in a funk for a considerable period of time, some reports I read said it will take 9 years to recover
