Building a data center

I'm testing out the idea of building a data center and I was wondering if anybody has heard of owning the building and having a third party operate the data center itself.

 The data centers I have worked with in the past wanted to own the property and real estate. The reason being they did not want to be caught in a lease and have to deal with potential lease issues down the road. If your land can sustain a data center (power requirements are huge) then the land would sell for a pretty penny.
