Commercial lease

Good afternoon everyone,

I own a mixed use property and have built a residential lease for my residential tenants and have them on a yearly lease. I would like to do the same for my commercial tenants who are currently on a month to month basis and would like to lock them up now that I am comfortable with them. 

I have googled the topic and continue to get free options that have me go in and fill out the form then try to charge me at the end. I have decided to come here and check with my large group of trusted investors.
