I'm looking to invest in commercial real estate in the Connecticut / Rhode Island area; and have purchased some books to study  the subject, which is good for overall knowledge, but not specific markets.

If I'm looking to study these markets what should I look for and educate myself on? (Cap rate, job growth, rental rates, retail, office, etc)?

Is there anything that I should treat as a good or bad indicator?

Define the commercial real estate asset class you want to learn. Then decide on what deal size to focus on.

Mop and pop retail under 1 million is different then high grade national tenant commercial retail.

Further break it down to vacant,value add, stabilized.
