wholesaling short sales

I never ran into this before so i need help!!!

I have a guy that does not want his property at all it has no equity, vacant, and he is 3 months behind on his mortage and he no longer lives in the state ... it has short sale written all over it but I've never ran into someone who doesn't want anything but to be free of the house. who has advice
