Self Storage - Cost Question

For those with self storage experience, I’m looking to find out the average cost per unit for a 10x10 non-climate controlled unit.

Let’s say for example, 200 units to start out with.

Excluding land, office construction, pouring cement pads and asphalt for the drives.

What is the range you think each unit should cost?

I think a *very rough* rule of thumb is about $4,000 per unit (when doing replacement cost calculations). So in your example, $800k. 

That said, you prob wouldn't ever want to put 200 units of one product size/offering in one location.
