Hi all,

I have had a burning question that I have been wondering about 1031 exchanges.

It’s my understanding that the government gives you 45 days to get a new property under contract after you sell your initial property.

My question is, if that property falls out of contract then what are the rules/regulations about getting another property under contract by a certain timeframe?

How much leeway (time etc) does the government give you to find the next property if your original deal falls through.

I’m sure many of you have experienced this. Looking for some education before I explore a 1031 exchange in the future.

Looking for an efficient way to reach out to brokers to find multifamily properties. Ideally, I’d like to find a email list for brokers to let them know what I’m interested in. Rather than one off emails… does something like this exist?

I am based in Ohio region.

For those with self storage experience, I’m looking to find out the average cost per unit for a 10x10 non-climate controlled unit.

Let’s say for example, 200 units to start out with.

Excluding land, office construction, pouring cement pads and asphalt for the drives.

What is the range you think each unit should cost?

@Wenda Wang. Thanks Wenda! I figured as much but I wanted to ask before I walked into a room with a lender. It’s never been an issue for me before because I would house hack and use a hard money. However now that we are expanding its great to find that out.

Any recommendations on any lenders for financing an apartment complex in the Cleveland, Ohio area?
