I just got some hot leads..what to do next?!

Hello every one! I have been following biggerpockets forum post for awhile and I have been getting into wholesaling properties in the Baltimore/DC market.

I recently started working at a law firm that handles debt collection and we get notices of people in foreclosure.

My question is how would some of you guys proceed? These notices of foreclosure sales are letters we mail to people who have until anywhere from two weeks to three weeks before the property is sold at the court house.

And some of them are repeats, as in they go to auction, no one buys and then we send another mailing and the process goes on. I believe at this point they are REOs, but I believe these will be highly motivated since they did not sell at auction.

Don't offer "help with your foreclosure".. If they have equity, you can offer to buy. Be aware, others will be offering to "help them with their foreclosure" with some very dubious, and fraudulent, plans.
