Great responses guys! I really appreciate your advice.

Wholesaling these foreclosures might be more hassle than I first thought.

I am going to ask my boss how they feel about maybe referring some of these people to a short sale specialty real estate agency.

Hopefully I will be able to negotiate some sort of split percentage of any closed deals with my firm.

I don't know..what do you think??

I strongly suspect that you taking copies of these notices and using them for your personal business is NOT one of those uses. I suspect your company will take a very dim view of you using their data without their permission. Have a chat with your boss before doing anything.

Thanks! great advice. I will talk to my boss before moving forward, I just want to have my ducks in a row before I approach them with any plans I have.

With that being said I am still a little foggy..

I plan on calling these people instead of mailings, even plan on knocking on some doors.

I have generated a a decent buyers list and just need a deal. I believe these leads are my best bet.

How would you or anyone else recommend standing out/starting out?

Also I would still love to hear advice from anyone else on how they would proceed if they were in my shoes.

Very interesting! Thanks for the reply Bill! We are actually a debt collection firm and I am just a file clerk who has been researching wholesaling and other RE investment ideas.

I'd really like to just get these properties under contract and sell them to other investors, until I build capital for other strategies. Just trying to figure out the best way and/or if it is a viable option.

K, well not sure I understand the last part about fraudulent plans but basically are you saying that my only option is to offer to buy the property before it goes to foreclosure sale ONLY if it has equity?

For example some of the properties I researched on our notices were not listed anywhere as for sale or any local auction sites.

I just feel that there is some money to be made some how from these notices.

A property becomes an REO, when the bank buys it back at the auction. Again, everyone has access to these as they will be listed at some point.

A real lead would be someone in foreclosure, with equity, earlier in the process.

Thanks for your reply Wayne! I believe that these people in our notices are "early in the process" but I could be wrong. Some of the documents do say that this will be made public knowledge of this date.

Even so, do you recommend contacting these people and trying to help them avoid foreclosure sale?

Hello every one! I have been following biggerpockets forum post for awhile and I have been getting into wholesaling properties in the Baltimore/DC market.

I recently started working at a law firm that handles debt collection and we get notices of people in foreclosure.

My question is how would some of you guys proceed? These notices of foreclosure sales are letters we mail to people who have until anywhere from two weeks to three weeks before the property is sold at the court house.

And some of them are repeats, as in they go to auction, no one buys and then we send another mailing and the process goes on. I believe at this point they are REOs, but I believe these will be highly motivated since they did not sell at auction.
