Need help with a friend who is going into foreclosure in January 2014

This lady, friend of our family is going into foreclosure in January of 2014 and she asked us if we can help her. We are newer than newbies in the Real Estate arena and need some help from the pros who know this business and can help us help this lady, if possible. Thank you so much. I have the court papers with me (Uniform Final Judgment of Mortgage Foreclosure). The house is located in Sarasota County in Florida. William G. Paul

What sort of help are you and her looking for?

What do you mean by "going into foreclosure"? You mean going to be sold at a trustee sale in January? If so, its been in the process for months now.

Why is she in foreclosure?

She has a few options:

1) make up the back payments, fees and late charges to bring the loan current.

2) If she can't afford it, sell.

2a) if she's underwater and the lender will agree, sell it as a short sale.

2b) if she's not underwater, just sell

3) pursue a loan modification with the lender. Maybe she can get enough of an adjustment to make it affordable, if that's the issue. These seem to be hard to get and seem to often be not much of a change.
