Bidding on a Home Path property

I found an interesting Duplex Im going to bid on but its a Home Path property. I took my contractor to see the property a fall the numbers seem to work well both at a hold and rent with the BRRR method or as a flip. It seams like Homepath.com has a pretty strick process and a very unforgiving addendum.

Has anyone bought from them recently?

Key, review the stats of any govt bid site, you will see trends in how often they lower prices and what their acceptable offer is presumed to be.  For example, one site showed a 10% drop every 30-45 days and acceptance of 81% of asking!!!  Time it right and save 29%!
