C4K - Cash for Keys

So I have a question regarding the cash 4 keys. I was offered this C4K in the sum of close to 5,000 to relocate and leave nothing by july 1st. Is this a usual amunt or can someone tell me how they come up with a figure to offer. And why is the offer only on the table for like 2 days or they take back the offer if I have intil july 1st.to have to be out. thanks
