So I have a question regarding the cash 4 keys. I was offered this C4K in the sum of close to 5,000 to relocate and leave nothing by july 1st. Is this a usual amunt or can someone tell me how they come up with a figure to offer. And why is the offer only on the table for like 2 days or they take back the offer if I have intil july 1st.to have to be out. thanks

Oh I have no intentions of being forced out. Or I have an apt. leased out for June10th.

So what would be major damage? I haven't done any damage to property. My green grass and plants,flowers are now brown and dead. I did replace my nice glass front door with a solid door that I gave my dad we traded. and my sons ceiling fan I put up I'm taking with me and the only other thing I gave away is 8 brand new interior nice 6 panel doors such as bed/bathrooms.So yes there are no interior doors on bedroom/bathrooms. Is that so wrong?

My home had it's day at the auction and it'd now owned by the bank. So today I get my notice on the door reminding me that the bank now ownes the home and to call to discuss possible "CA$H 4 KEYS" This whole foreclosure is not any surprise to me and have my bags packed and ready to move on into an apt. June 10th. I really didn't know what happened after the auction in regards to time frame left in the house. Could I get some explaination or advice to what ca$h 4 keys means please. thanks (California laws and foreclsure process)

Hi, Thanks for responding. You ask what does the Trust Deed say. Are you meaning the actual small trust deed form? Because at this point my paper work from Recontrust Company says. You are in default under deed of trust and dated. Iness i take action to protect property it willbe sold at auction. And further this notice is hereby given that Recontrust Co. as duly appointed trustee pursuant to the deed of trust excuted by lisa zurga and ex hubby..dated. and then where and when it will be auctioned.
I get that i have no hope to save my house at this point and its going bye bye from me. But my sole question was after reading the ca. foreclosure laws or process it states not only this paper I got"notice of trustees sale" and public annoucement in newspaper etc... that a notice of sale be posted on the property itself 20 days before the sale. So I not seeing any sign or notice on my home property regarding this sale/auction. Maybe i'm no longer the trustee the Recontrust Co. is now and therefore its really not my property its theirs?

Power of Sale Foreclosure Guidelines
If the deed of trust or mortgage contains a power of sale clause and specifies the time, place and terms of sale, then the specified procedure must be followed. Otherwise, the non-judicial power of sale foreclosure is carried out as follows:
A notice of sale must be: 1) recorded in the county where the property is located at least fourteen (14) days prior to the sale; 2) mailed by certified, return receipt requested, to the borrower at least twenty (20) days before the sale; 3) POSTED ON THE PROPERTY ITSELF AT LEAST (20) DAYS BEFORE BEFORE THE SALE. (doesnt this mean physically posted like a sign or something?)
4) posted in one (1) public place in the county where the property is to be sold.

The notice of sale must contain the time and location of the foreclosure sale, as well as the property address, the trustee's name, address and phone number and a statement that the property will be sold at auction.

The borrower has up until five days before the foreclosure sale to cure the default and stop the process.
The sale may be held on any business day between the hours of 9:00 am and 5:00 pm and must take place at the location specified in the notice of sale. The trustee may require proof of the bidders ability to pay their full bid amount. Anyone may bid at the sale, which must be made at public auction to the highest bidder. If necessary, the sale may be postponed by announcement at the time and location of the original foreclosure sale.
Lenders may not seek a deficiency judgment after a non-judicial foreclosure sale and the borrower has no rights of redemption.

well im in ca. and on my paper work that tells me about the auction in 2 days it reads Notice of Trustees Sale.

My home is up for auction May 22nd @ 3pm at the court house. My question is reading the foreclosure process for California it states that a notice of sale must be posted on the property itself at least 20 days before the sale. Well the auction is in 2 days and there hasnt been anything posted physically on my property. Whats up with this? thanks
