Hey Biggerpockets. Anybody knows what's the best approach when searching for pre-foreclosed properties? Thanks

I'm looking for an accurate list of pre-foreclosures in my area. I'm trying to start my direct mail campaign. I found some websites online, however I'm not sure if that's the best approach.

Do not market to pre foreclosures in Maryland. If you screw up and violate the Homeowners in Foreclosure Act the penalties are up to a $10,000 fine and 3 years in jail. Just think, sending out 100 mailers at $10k a pop, that's  $1 million you could owe pretty quickly.
