2nd position heloc for rental property

Dose anyone know where I can get a heloc on a investment property? Most local banks and credit unions have told me they will only do first Lean on a rental.

Any specific banks that will offer a 2nd position HELoan or HELOC based on rental property performance, bank statements, etc (not w2 or employment status)?
