Just bought prime 4-unit in Chicago....

Hey Folks,

I'm under contract to buy a 4 unit building, 3 prime residential with ground floor commercial. The residential are large (2000+ sq ft) but only three bedroom. I'm considering adding a bedroom to each in the short term to pump up rent. I would appreciate any thoughts on that approach?

    I really like mixed-use. Get a contractor involved early to look at your renovation plan. Some of those downtown buildings are more difficult to modify than you think. Increasing rooms is often a good way to make money if you don't make them too small or oddly shaped.
