 Thanks, @Paul De Luca. Well that's what I'm trying to figure out, from a room-mate perspective, if the decrease in what the two non en-suite bedrooms needing to share a bathroom with a third (fourth in total) roommate is worth the extra rent I could charge. 

I'm guessing we're at about 13-1400/month per room at 3 bed 2 bath. Maybe 11-1300 at 4 bed. It's 2100 sq feet, two entrances, back deck and front deck, 10 minute walk to public transit.

Hey Folks,

I'm under contract to buy a 4 unit building, 3 prime residential with ground floor commercial. The residential are large (2000+ sq ft) but only three bedroom. I'm considering adding a bedroom to each in the short term to pump up rent. I would appreciate any thoughts on that approach?

How much could I borrow to buy another property or to renovate the existing properties…

Against a portfolio worth 3.5 million with about 1.5 million in equity generating 15k in gross revenue?
