Skipping security deposit

Has anyone looked at the guarantor's as an option over taking security deposits?

thoughts?

Now I understand. In my opinion, I wouldn't. Secure a guarantor if they don't meet your credit requirements but security deposits should be mandatory unless you're utilizing a SD alternative program/company that will guarantee it (not a random mom or aunt). Less liability on your end and by relaxing your move-in criteria, you open yourself up to less qualified and responsible individuals. I've also never had to evict a tenant I've personally placed and I've been doing this 4 years and have over 100 units under management.
