Is there a secret to finding properties that qualify under dscr as everything in my market is overly expensive

@James McGovern - What terms are you finding with DSCR loans? Are you sharing a deal or two with lenders to see how they react? I agree with Samuel that having a deal with negative leverage (buying a cap rate lower than interest rate) makes it VERY hard, unless their is substantial upside in the near term. I'm still sifting through many deals to get just a few that I submit offers on. Definitely still a numbers game!
