Washington County/Pennsylvania Multi-family needed

I live in Florida but have been working in Pennsylvania off and on for 7 years in the Oil and gas Industry. I have my portfolio in Florida mostly but would like to branch off into Pennsylvania since I am here much of the time. 4 Units and bigger is what I would be looking to get into. I have experience in MHP's, campgrounds, industrial, and single family sectors. Any networking with local investors would be great.

Zachary, if you’re open to eastern PA, the Lehigh Valley is a solid area to look at for 4+ unit multifamily. It’s seen consistent rental demand, and there’s still liquidity for small to mid-size properties compared to some other parts of the state.

The main things to get right there are property age, utility configuration, and understanding how local lenders underwrite older assets. Deals can work well, but they need to be structured conservatively.

Happy to compare notes as you start narrowing in on submarkets.
