The mindset of those facing eviction

When the Sheriff shows up they may give tenants an hour to move. How come tenants waste time by not moving proactively and expect last minute miracles?

what psychological techniques have landlords figured out to awaken those who are asleep and facing eviction?

Sometimes they are in denial, sometimes they truly have no where, no way, to "go" anywhere. 

Some, like an inherited Tenant (one of multiple "family" units I had to evict from a newly acquired property of a Client) really knew the system. Not only had several continuances been granted him, but the day the Sheriff and crew were there to move them, he faked a heart attack, clutching his chest, falling literally at the feet of the primary officer, begging for "help". Naturally, EMS had to be called and the eviction was postponed for another 10 days to give him time to recover. Of course, in fact, he was back at the property within 4 hours, healthy as a horse. 

The best defense is a strong offense. Screen hard, screen thoroughly, establish realistic minimum rejection criteria, and piece together the facts for the Bigger Picture to identify a top quality, long term Tenant.
