Analyzing average rent by area, zip code, etc.

Hey all-

I'm curious to hear how you go about calculating rental income for potential rental properties in your analysis of the deal.  I currently use what I would consider "standard": zillow/trulia, craigslist, etc. But I'm wondering if there's some sort of website that can break it down more easily by ZIP, # of bed/baths, and so forth.
