Need help in contract phase!

Hi everyone!

I'm in the contract phase of my first deal! I just got an offer accepted on a 23-unit apartment complex and had a few questions. 

The seller said in the contract he would provide the following items. He is now saying that he does not have them and I'm wondering what to do about it? Especially I & J seem rather important. 

  • (f) Copies of current utility capacity letters from the Property's water and sewer service provider;
  • (g) Copies of all current warranties and guaranties relating to all or part of the property.
  • (i) Copies of all leasing or commission agreements that currently relate to the tenants of all or part of the property. 
  • (j) A copy of the "as-built" plans and specifications and plat of the property.
  • (m) Copies of all previous environmental assessments, geotechnical reports, studies, or analyses made on or relating to the property    

What do y'all think I should do about this?
