How to get financed with roof leak

I am currently looking at a 4 plex that the seller has disclosed has a roof with some leaking issues. The property is listed for $114k however the rents in the area would bring in about $900/month per unit. I would plan on house hacking so it would bring in $2700 more than covering the mortgage and taxes and insurance. So my question is if anyone had suggestions on how I would be able to still get this financed through an FHA loan?!

So, you don't have the money now to do the repairs? Why would you buy something you can't afford? Here is a great educational video you might want to check out;
