Is this a good deal? (16 unit Multi Family)

Need assistance analyzing whether or not this is a good deal.

16 unit multi-family (1br/ba)

100% occupancy

Currently renting out each unit for $500 (about $100-$150 below market rents)

6.7% cap rate

Grade C area

Seller asking $875k

If you pay about $40,000 per door and get rents up north of $600, you'll be OK. Not better than OK, but OK.
