Should pursue this property? Please help me evaluate this deal.. 3x1 Tallahassee, FL Seller asking $82k (that’s the mortgage amount) ARV around $90k Repairs $3k or less Area rents out around $850 Seller also offered to do repairs and get tenants in before selling (just tired of being a landlord) Im thinking it may be a potential investment for someone looking to rent it out.. Thoughts?

To get that low, you'd have to be running it yourself, and have a lot of deferred maintenance. Also, what does the county do with property taxes after the sale? Most counties can significantly increase them, like many counties in Texas. Here in Phoenix, we have law's preventing that

I’d have to research the county laws for taxes, didn’t think of that. Thanks. & I’ll negotiate further with the seller
