Wholesale Deal Evaluation
Should pursue this property? Please help me evaluate this deal..

Seller asking $82k (that’s the mortgage amount)
ARV around $90k
Repairs $3k or less
Area rents out around $850
Seller also offered to do repairs and get tenants in before selling (just tired of being a landlord)
Im thinking it may be a potential investment for
someone looking to rent it out.. Thoughts?
