First multi family 4 unit

I’m exploring the idea

Of buying a 4 unit apartment building in my neighborhood but I can’t find any mortgages that don’t require 20% down. We make decent money however don’t wanna drain our savings and then some. But still wanna invest if possible. Is that such a thing lol?

find a seller willing to hold 10% you come up with 10%. Get creative, beg, borrow, steal (ok not really steal but close :) The down payment (your 10%) though usually made in cash doesn't have to be. Boats/Motorcycles/RV/Vacation trailer in a park etc.
