Neighborhood due diligence

Hi Fellow investors,

what neighborhood evaluation tools do you use to classify it A,B,C,D or F neighborhood ?

I had aggression of outcomes in past from websites like trullia, zillow or broker inputs. 

any guidance on this will be very helpful.
