Is there a such as thing as being too educated. After reading several books going to meetups and conferences And even some classes. At what point does a person start applying the knowledge that is has been gained.

No such thing as having too much education in my opinion. What you are asking is at what point do you have enough knowledge to take action, and I would say that point is when you can be reasonably assured of making a profit, or, at worst, breaking even, on your investment.

You have to learn how to discern fear of the unknown from lack of information. RE isn't really all that hard to acquire enough knowledge to make some form of profit - fear of failure and loss is what prevents most people from taking any action.

Gather up a bundle of money to work with that, if you were to lose it, you wouldn't be on the street or divorced. Work from there. You have to accept going in that there's always a possibility everything turns against you and you lose your investment. Work backwards from the very worst case scenario that can happen with the investment, put your plans in place to mitigate those issues, and pretty soon you will have no excuses for not taking action.
