Anyone started a Senior Citizens group home?

I am interested in finding out more about Senior Citizens group homes. Not assisting living or nursing home but homes for elderly who just can't keep up with their property and want an apartment and maybe someone there encase they need food and to make sure they take medication and if they just need some help.  Some of these group home offer meals, personal supplies, assisting in medications, and so forth. I am in the state of Tennessee and little is required of people working in the homes. It is required to have 24 hours assistance. But no LPN or RN is required. I think some minor training. Anyone who could give me some advice or where i can get it would be appreciated.

@Harry Bermudez thanks for that lead. That guy seems like he has got a lot of energy by looking at the website for podcast and such. just by looking at it for minute, he is going way deeper in the weeds with it than I ever want to go.. plus I am not at all interested in assisting peoples living. I just like having people over 55 fill up my apartment complexes and that's where it stops.. I mean it has to stop with that or I really don't want to fool with it in my scenario. Assisted living is a fantastic business model but it's not just not for me

My objective is real limited, I just want to have a policy that can legally say no kids, and also allow me to stick with mature adults as tenants.

What I fear, is I am going to find out I have to offer some kind of service or something to qualify. Once I can isolate all those questions to be answered, then I may the raise funds, I may start building (after I find the land)

I build apartments and want to say "me too"

The over 55 project  here in Texas is something I want to do to. Not assisted anything, not providing meals, nothing at all just be over 55, active, put in a real gym and might even put in some punching bags just to make my point I am not their to serve them in that way. No kids (since its over 55) Young adults will move in and out with the wind but over 55, they are there for a long while. Turn over and make readys slow to a crawl,

However, there are a lot of caveats to comply with when you say "no kids" not sure what they all are so if anyone knows those rules, it would help this thread out a lot

I was wanting to do a similar thing myself.   I do have some experience with how they could work in Tennessee.  I would love to talk with you about this.  I will be attending the bp conference next month.
